Five services, each priced per square foot before adjustments. Under each one is what the crew does on site, who tends to order it, and what it starts at. Every job carries a $450 minimum.

Rough Clean

From $0.32 / sqft

Who orders it

GCs and supers, mid-build, usually between framing and drywall finish or right after the mud crew leaves.

What it does not include

Glass, fixtures, appliance interiors, and final detail. Those are on the final clean, and doing them now means paying for them twice.

What the crew does

Gross debris removal and haul to your dumpster. Nails, screws, banding, and offcuts picked up off the floor. Shop-vac on all hard surfaces and stair treads. Dust knockdown on walls, joists, and rough openings. Window and door openings cleared so the next trade is not working around our mess or yours. Bathrooms and job toilets wiped down so the site is usable.

Final / Punch-List Clean

Who orders it

Anyone with an inspection, a buyer walk-through, or a handover date on the calendar.

Walk-through

A lead walks the site with your rep before the truck leaves. Anything you flag gets corrected on the spot.

What the crew does

Full detail top to bottom. Glass inside and out where we can reach it, tracks and sills included. Every sticker, label, and adhesive residue off windows, appliances, fixtures, and hardware. Light fixtures, vents, registers, switch plates, and door hardware wiped. Cabinet and closet exteriors detailed. Floors vacuumed, mopped, and edged. Paint specks and mud splatter off hard surfaces. Bathrooms and kitchens polished out. Final wipe of horizontal surfaces last, once the airborne dust has settled, so the glass is still clean when your buyer arrives.

Touch-Up Clean

From $0.20 / sqft

Who orders it

Anyone whose punch list sent the trades back into a finished space.

Scheduling note

Book it against your punch date rather than your handover date. A touch-up two days before the walk-through is worth more than one the same morning.

What the crew does

Re-clean of the areas the trades re-entered. Dust knocked down again, glass redone, floors re-vacuumed and mopped, new fingerprints and boot prints off hard surfaces. Faster and cheaper than a second final clean because we are not starting from a dirty building.

Post-Renovation Deep Clean

From $0.55 / sqft

Who orders it

Property managers, GCs on occupied remodels, and homeowners who moved back in too early.

Why it costs more

Renovation dust travels further than new-build dust and lands in occupied space. This rate covers the containment and the extra passes that keep it out of the rooms nobody was renovating.

What the crew does

Everything on the final clean, plus containment. HEPA vacuums throughout, HEPA air scrubbing where the dust load calls for it, poly barriers removed and disposed of at the end. Adjacent rooms checked for migration, including HVAC returns and the top of door casings, which is where the client finds it if we do not.

Light Commercial Clean

From $0.30 / sqft

Who orders it

TI contractors and property managers turning office, retail, and warehouse floorplates.

What the crew does

Open-floor detail at volume. Hard floors machine-swept and mopped, glass and partitions cleaned, restrooms and break areas turned, workstations and millwork wiped, common areas and corridors finished. Priced for repetition, so it drops fast on square footage: 5% off at 10,000 sqft, 8% at 25,000, 12% at 50,000.

Tick these on the quote form and they appear as their own lines on the quote. Each has a floor, so small jobs do not price them at pennies.

  • Window Cleaning

    $0.12 / sqft, $150 minimum

    Interior and exterior reachable glass, tracks, sills, and sticker removal. Construction dust keeps settling on glass for days after you thought you were done, so book this with the final clean rather than after the walk-through.

  • Floor Detailing & Polish

    $0.18 / sqft, $200 minimum

    Machine scrub, grout detail, and polish on hard surfaces. Book it when the floor is the finish the client is going to judge.

  • Carpet Shampoo / Extraction

    $0.15 / sqft, $175 minimum

    Hot-water extraction on carpeted areas.

  • High Dusting

    $0.08 / sqft, $125 minimum

    Beams, ductwork, sprinkler heads, and light fixtures above 10 feet. Order it before the final clean, never after, or the dust comes down on work you already paid for.

  • Cabinet & Drawer Interiors

    $0.09 / sqft, $120 minimum

    Vacuum and wipe-down inside every cabinet, drawer, and closet.

  • Sanitize & Disinfect

    $0.07 / sqft, $100 minimum

    EPA List-N disinfectant on all touch points, with a certificate of service.

  • Appliance Detailing

    $225 flat

    Inside and outside of every installed appliance, including film and adhesive removal.

  • Exterior Pressure Washing

    $550 flat

    Walkways, entries, and hardscape next to the build.

  • Debris Removal Coordination

    $480 flat

    Dumpster placement, load-out labor, and haul-off scheduling. What we can haul vs what needs a roll-off.

Method

How the rate becomes your price

Start with the base rate for the service, times the square footage. Multiply by property type: single-family is 1.0, multi-family 1.1, office and retail 1.15, industrial 1.25, restaurant 1.35, medical 1.4. Multiply by condition: light 0.9, standard 1.0, heavy 1.3. Multiply by timeline: flexible 0.95, two weeks 1.0, one week 1.08, next 48 hours 1.25.

Then add the pieces that are not square footage. $125 for each floor above the first. Add-ons at their own rates.

Volume discounts come off the end, capped at 15% total no matter how they stack. Jobs that land under $450 are billed at $450.
